Who we are

This website is published by Martins Farm Estate, Martins Farm, Frant, East Sussex TN3 9HG, operating under HINE Estate. Writing to hello@martinsfarmestate.com reaches one of us.

Using this site

You are welcome to read, quote and link to these pages. Please do not scrape them at a rate that costs us bandwidth, copy our photography or writing for use elsewhere without asking, or attempt to interfere with the site or the systems behind it.

We keep the estate pages accurate and correct anything we find to be wrong, but nothing here is a contractual promise. Availability, rates and the terms of a stay are settled through the reservation system at the point of booking.

Reservations

A reservation is made through our booking provider, Lodgify. The cancellation and payment terms shown through Lodgify during checkout, and repeated in the booking confirmation, are the terms that apply to that reservation. Nothing on this page replaces them. Where this site and a confirmed booking disagree, the booking is the one that counts.

Ask Winston

Ask Winston is a helper, not an agent of the estate. It answers from what we have published, it will decline rather than guess, and it cannot hold a date, quote a price or make an agreement on our behalf. Please do not type personal details into it: use the contact form for anything about you or your booking.

Some answers carry live information that belongs to somebody else — the weather from Open-Meteo, or a venue's opening hours from Google Maps Platform. That content is shown to you as it was returned at that moment, is not stored by us, and can change. Always check the venue's own website before you set off.

Google Maps Platform content

Where a live opening-hours result is shown, it is provided by Google Maps Platform and is subject to Google's own terms. Using those parts of the site means you also accept the Google Terms of Service, and Google's Privacy Policy explains how Google handles data.

• Google Maps Platform is used only to look up the published opening hours of a venue we already name on this site. Google receives only the venue identifier, not your question, session or address.

Other people's content

Guest reviews are published by the guests who wrote them and are shown through our reviews provider. Links to other websites are given because they are useful; what happens on them is not ours to govern.

Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. Nothing here limits any right you have as a consumer that cannot lawfully be limited.
